Free vs paid help to lower your rent in the Netherlands: every route compared

The free routes first, in full, then what the paid categories cost and when each one fits. Written by MijnHuising, which is one of the paid options.

There are three broad ways to get your rent lowered in the Netherlands: do it yourself with free help, hand it to someone who takes a cut of what you save, or pay a fixed fee for prepared documents you file yourself.

This article is written by MijnHuising. We are the third category. That is disclosed here, at the top, because you should read the rest knowing it.

We start with the free route, in full, because for a large number of tenants it is simply the right answer and no article that buries it is being honest with you.

The free route, and it is a real route

The Huurcommissie's own Huurprijscheck

The Huurcommissie is the body that would decide your case. It publishes its own points calculator, the Huurprijscheck, and since November 2024 it is available in English.

It is free, it is authoritative, and it is run by the organisation whose ruling you would be asking for. If what you want is a number, use it. Nothing any paid service produces overrules it.

You can also file the request yourself, directly, at huurcommissie.nl. There is no requirement to be represented, no advantage conferred by representation, and the form is not written for lawyers.

The €25 leges, and what happens to them

Starting a rent-reduction procedure costs a tenant € 25 in advance. That is the leges, the Huurcommissie's own word for it.

Three things about that €25 that are often left out:

  • It is an advance, not a fee for service.
  • If the ruling goes your way, you do not bear it. If you are partly right, it is split.
  • If your income is low enough, you can ask to be exempted from paying it at all, within four weeks of the payment request.

A landlord who loses pays € 500, rising for repeated losses within four years.

Huurteams

Several municipalities fund a huurteam: a local service that inspects your home, counts the points with you, and helps you prepare and file. Free to the tenant.

Where one operates and takes your case, it is usually the best option available, because you get a physical inspection and a person who has done this hundreds of times. Availability is uneven and has been shrinking — Rotterdam and Utrecht are both ending theirs during 2026 — so check whether your municipality still funds one before planning around it.

Het Juridisch Loket

Free, government-funded legal information, with English-language pages. They will explain your position and what the procedure involves. They do not run the case for you, and they are not a substitute for the Huurcommissie's own check, but they are the right first call if you are unsure whether you have a case at all.

The Woonbond

The tenants' association. Membership is paid but modest, and members get advice from people who work on rent law full time. If you are in a dispute that goes beyond the points count — maintenance, harassment, a landlord who ignores a ruling — this is the route that keeps helping after the calculation is finished.

When the free route is the right choice

Plainly: when the amount at stake is small, the free route wins on the arithmetic alone.

If your rent is €40 a month above the legal maximum, no paid service of any kind makes sense. Spend an evening with the Huurprijscheck and the Huurcommissie's form. If a huurteam operates in your city, that is better still, at any amount.

The same is true if you have time and patience and no particular anxiety about official forms. The procedure is designed to be used without help. Many tenants use it without help every year.

The no cure no pay category

A category of companies will take your case at no upfront cost and take a share of the result instead. We are not naming any of them and we are making no claim about how well any of them work.

What is worth understanding is the shape of the arithmetic, because it is not always obvious from the outside.

The fee is typically expressed as a multiple of your monthly saving. If a fee were two months of your saving, a €150 per month reduction costs you €300. The reduction, once granted, continues for as long as you live there — so the fee is a one-off against a recurring gain, which is why the model works at all.

Two things follow from that shape:

  • At large savings, a share-of-result fee can be the most expensive route in absolute euros, precisely because the fee scales with the win.
  • At small savings, it can be the cheapest paid option, because a percentage of a small number is a small number, and you pay nothing if nothing is won.

Whether a given arrangement is worth it depends on the multiple, on what happens if the case is only partly won, and on who bears the €25. Those terms differ between providers and you should read them before signing. We are not in a position to tell you what any particular provider's terms are.

The flat-fee digital category, which is us

The third category charges a known price for prepared documents and guidance, and you file the case yourself.

MijnHuising is in this category, so read the following as a description of our own model rather than as neutral commentary.

  • You know the price before you commit. It is a monthly subscription, and the amount is on the pricing page before you enter anything.
  • You keep the full saving. There is no percentage, no success fee and no cut of the result. If your rent drops €150 a month, you keep €150 a month.
  • You file it yourself. We calculate the points, prepare the verzoekschrift and guide you through submission. You submit it with your own DigiD and you pay the €25 leges directly to the Huurcommissie. The case stays in your name.
  • There is a ceiling on the case phase. Guardian is capped at € 368 to reach a ruling; Pro at € 433; Huising at € 694. Entry is € 49 for the first month and € 29 a month after that on Guardian.

The honest limitation of this model is the same as its selling point: you are paying for preparation, not for an outcome. If the case is refused, you have paid for the work regardless.

Which one should you actually pick

If a huurteam serves your city and takes your case, take it.

If the gap between your rent and the legal maximum is small, do it yourself with the Huurprijscheck. There is no paid route that improves on free when the stake is €40 a month.

If the gap is substantial and you want it handled without upfront cost, the no cure no pay category exists for exactly that, and the question to ask is what multiple of your saving the fee comes to.
